★ A security deposit of $200 is required for all bookings and is charged to your credit card as a hold after booking confirmation. ★ To ensure the safety and security of all guests, we require a valid photo ID for the main guest responsible for the reservation. IDs must be submitted in the check-in form sent after booking confirmation. Failure to provide identification may result in cancellation of your reservation without refund.

★ Please ensure your booking reflects the correct number of guests. Pricing is based on guest count and applies to all visitors.

★ Quiet hours are from 10:00 PM to 7:00 AM. This is a family-friendly neighborhood and we kindly ask all guests to be respectful of noise levels at all times.

★ Maximum occupancy is 5 guests: For groups larger than 4 guests, twin-size floor mattresses can be provided upon request for an additional charge of $60 per night.

Failure to follow these rules will result in immediate cancellation of the booking without refund, and guests may be required to leave the property immediately.

This is a basement suite in a family home with children living upstairs. You may occasionally hear normal daytime sounds such as light footsteps or movement. We keep things quiet in the evenings.

• Only registered guests may stay overnight
• Please keep the suite clean and tidy
• Turn off lights and appliances when leaving
• Respect the privacy of the upstairs home
• Report any damage immediately
• The backyard is not accessible
• Parking: 1 vehicle in driveway + additional street parking available

1. Garbage & Recycling

Edmonton has a waste sorting system. Please use the provided bins:

Kitchen Garbage

• Place all regular garbage in the black bin
• Please tie garbage bags before disposal

Recycling

• Clean paper, cardboard, cans, and plastic containers go in the blue bin

Food Scraps / Organics

• Food waste goes in the green compost bin

Please do not leave garbage outside the suite or on the street.

1. Parking Rules

For convenience, we suggest parking on the left side of the house near the bins when possible.

• Do not block driveways, sidewalks, or fire hydrants
• Follow all posted city parking signs
• Vehicles cannot remain parked on the street longer than 72 hours without moving
• Do not block neighbours’ access or driveway

If you have multiple vehicles, please let us know in advance.

1. Cleanliness

• Please keep the space reasonably clean
• Place dirty dishes in the dishwasher before checkout
• Excessive mess may result in additional cleaning fees

1. Respect Shared Home

This is a basement suite within an occupied home. Please be mindful of noise levels.

1. Illegal Activities

Any illegal activity on the property is strictly prohibited and will result in immediate cancellation of the booking without refund.

1. Quiet Hours

To respect our neighbours, please observe quiet hours from 10:00 PM to 7:00 AM.

During quiet hours:

• No loud music or TV
• No parties or gatherings
• Keep voices low when outside

Violation of quiet hours may result in immediate cancellation of the stay without refund.

Our neighbourhood is a quiet residential community.

Please:

• Be respectful when entering or leaving the property
• Avoid loud conversations outside
• Do not smoke near neighbouring properties
• Do not host events or parties

Repeated complaints from neighbours may result in intervention or cancellation of the booking without refund.
