THE MAIN FLOOR
The main level features 3 spacious bedrooms, including a stunning master suite. The master has a king bed, TV, walk-in closet, and a spa-inspired ensuite bathroom with his-and-hers sinks and shower. The patio is accessible from the living room and master ensuite.
The other two bedrooms include:
• Bedroom 2: King bed
• Bedroom 3: Queen bed
A stylish common bathroom serves these two rooms. The open-concept kitchen, dining, and living area is perfect for gathering. The private, fully fenced backyard features a 4-person hot tub, lounge chairs, a covered gazebo with outdoor seating, and a BBQ.
LOWER FLOOR
The lower level is a dedicated fun zone. It features a large games room with two double-over-double bunk beds, sleeping up to 8 guests.
Entertainment includes:
• An arcade machine with 500+ classic games
• A PS4 game console
• A popcorn machine for movie nights
• A projector and screen for a home theatre experience
This level also includes one private bedroom with a double bed and a dedicated study desk, a full bathroom, and a full laundry area.
★ Security Deposit & House Rules : A security deposit of $1,000 is required for all bookings and is charged to your credit card as a hold after booking confirmation. The hold is automatically released 15 days after checkout, provided house rules are followed.
★ Guest ID Requirement: A valid government-issued photo ID is required for the primary guest responsible for the reservation. IDs must be submitted after booking confirmation. Failure to provide ID may result in cancellation without refund.
★Separate Homes on Property: There are two separate homes on this property—the Main House (your booking) and the Side Coach House, which may be occupied. The driveway is the only shared area.
★ There is also a completely separate 2-bedroom suite on the property with its own private entrance, where two long-term tenants (including the property manager) reside. They do not share any indoor or outdoor spaces with the main house. The suite is located below the master bedroom & washroom.
★Street Noise: The home is located on a busier street, which may experience higher traffic noise during peak hours (4:30–5:30 PM and 8:30–9:30 AM). Inside the home, noise is minimal, and earplugs are provided for added comfort.
★ Noise Monitoring: A noise monitoring device is installed on the property to help prevent parties and maintain a peaceful environment. It only measures sound levels and does not record conversations.
HOUSE RULES:
- Parties, Smoking & Events: No parties, events, or smoking anywhere on the property. This includes cigarettes, vaping, e-cigarettes, and cannabis (including edibles odors inside the home). NO weddings, celebrations, or gatherings. Unauthorized events will result in eviction, forfeiture of the deposit, and a $500 per-night violation fee
- Guest Policy: Please ensure all guests and visitors are included in your reservation. All visitors are considered guests, and pricing is based on the number of registered occupants.
Unauthorized guests, even for one night, may result in a $100 per guest, per night charge for the entire stay. - Noise Restrictions: Quiet hours are from 10 PM to 8 AM. Please avoid loud music or disruptive noise at any time to respect neighbours and other guests.
- Check-In & Checkout: Early check-in and late checkout are subject to availability and must be approved in writing. Early check-in: $50 per hour, maximum 2 hours early. Standard checkout: 11:00 AM
If checkout has not occurred by 11:30 AM without approval, a $500 fee or one full nightly rate (whichever is greater) as it may effect our same-day bookings. - Accidental Damage : We understand accidents happen no stress. Please inform us right away if anything is damaged. We carry third-party coverage, so most accidental damage is covered. Any damages not covered by insurance will be charged to card on file. Honest communication helps us maintain the home for all guests.
- Waste Disposal : Proper garbage disposal and sorting is required during your stay. Guests must ensure all garbage, recycling, and compost are sorted and disposed of correctly.
A Garbage & Recycling Guide will be provided in the digital guide on the day of your check in. Improper disposal may result in a $200 additional cleaning or compliance fee, deducted from the security deposit, as the city may fine or refuse collection if waste is not handled correctly. - Supplies: Basic essentials (toilet paper, paper towels, soap, spices) are provided to get you started. Additional supplies are the guest’s responsibility.
- Additional Charges :If rule violations, extra guest fees, pet fees, or additional charges exceed the security deposit, the remaining balance may be charged to the card on file.
- Hot Tub : Guests are required to follow all hot tub rules and usage instructions provided in the digital guide.
If the hot tub is left excessively dirty, contaminated, or requires special servicing or water replacement due to misuse, an additional cleaning fee of $200 may be charged to cover professional cleaning and reset costs.

- Furniture Restrictions:Pets are not allowed on beds or sofa beds. A $200 additional cleaning fee may apply if excessive pet hair is found on bedding or furniture.
- Outdoor Supervision:Pets must not be left unattended in the backyard. Please clean up after your pet. A $100 cleaning fee applies if pet waste is found.
- Indoor Supervision:Pets must not be left unattended inside the home. If stepping out, please bring a crate and ensure your pet is crated.
- Noise Control:Pet noise must be kept to a minimum, especially during quiet hours. Excessive barking or disturbances may result in cancellation without refund.

This was such a fantastic place to stay! The hosts were extremely responsive and made or experience memorable. They offered flexible check in and great information throughout our stay. We would happily stay at this home or any other homes they have. The games inside and outside were perfect, we were just so happy with our experience. I’d give it 5+ stars if available. Plenty of parking, great location as it’s close enough to amenities to walk or drive. The backyard has lots of space, the neighbours were friendly. Just an overall great place. Thanks again for hosting us at your place!
I would do 0 if I could Book this place if you want your 1000$ deposit gone plus unauthorized 550$ charge on your card. Almost a decade on Airbnb and this is the first time I see Airbnb allowing a fraudster on their platform. Which not suprizing joined the platform recently.
RENTERS BEWARE! Absolutely horrible experience. I was woken up by the police and a city official of Langley on the morning of May 29th. I was given a ticket from the city stating that the property was not supposed to be occupied due to code violations related to alterations made to the property by the owners Melissa and Prince. I let Prince know via Airbnb, and he told the ticket was for the smaller property next to the main house. I asked him if he could clarify this information in anyway, they assured me just based on their belief. I messaged the city of Langley Monday June 1st for clarification that the property we were staying at was not related to the ticket in regards to code violations of the house, the city responded stating that the entire property was not supposed to be occupied. I brought this to the attention of the managers of the property, they told me that they would only give me 300 dollars back instead my full refund. Very shady business. Stay away from them
